It depends on the job, and that is the point — Josh prices by the project rather than by the hour, so you are not paying for a clock. Text photos and a short description, and you will get a free written estimate with a firm number before anything starts. Common jobs like TV mounting, faucet swaps and drywall patches have set prices, listed in the pricing section above.
There is no trip fee inside the service area and no charge to look at photos and quote the job. Because pricing is by the project, very small jobs are often worth bundling — send everything on your list and Josh will price it as one visit, which usually works out better than doing them one at a time.
Yes. Josh is licensed and carries general liability insurance. A certificate of insurance is available on request before work starts, and it can be sent directly to your HOA or property manager if they need it on file.
Josh handles like-for-like fixture replacement — faucets, toilets, disposals, ceiling fans, light fixtures and switches. Anything that means new circuits, panel work, moving gas lines or opening a wall for supply lines goes to a licensed electrician or plumber. You'll get a referral rather than a guess.
Photo estimates usually come back the same day. Scheduling typically runs three to seven days out, sooner if you're flexible on the window. Water damage, security issues and anything unsafe get moved to the front of the line — call rather than text for those.
Every job carries a one-year workmanship warranty. If something Josh installed or repaired fails because of how it was done, he comes back and fixes it at no charge. Manufacturer defects in parts you supplied are handled through that manufacturer's warranty.
Either way works. Buy your own fixture and Josh installs it, or he picks up materials and bills them at cost plus 10% with receipts attached to the invoice.
Yes to all three. Josh works with landlords and property managers on turnovers and recurring maintenance, and can invoice on net-30 terms for ongoing accounts. Small commercial punch lists are welcome.
